The 21-year-old forward is set to return to France, where he began his professional career with Sochaux, after a mixed spell in England.
Mayenda struggled for regular playing time under Sunderland manager Régis Le Bris last season but has now secured a move back to Ligue 1.
He is expected to sign a five-year contract with Rennes under head coach Franck Haise. The first stage of his medical is scheduled for later today, with the second part set for tomorrow morning.
Rennes plan to use Mayenda primarily on the right wing, strengthening a position previously occupied by Musa Al-Tamari and Ludovic Blas.
The transfer ranks as the club’s third-most expensive signing.
