Chema said of his decision: "It's a team that places a lot of emphasis on young talent. They aren't afraid to field young players in important matches.
"They showed their confidence in me a long time ago and presented me with a project that I found interesting."
Real Madrid can re-sign Chema at season's end for €13.5m, having sold him to VfB for €3m.
