That's according to Okdiario's chief pundit Eduardo Inda, when speaking on El Chiringuito.
Napoli and Spurs are keen on a loan deal for James, though Real are insisting an obligatory permanent option be included for the end of the season.
"Real Madrid have received two offers for James Rodríguez," said Inda.
"He loves Napoli, which has always been known that (Carlo) Ancelotti has had an interest in him, and the Tottenham of Mourinho.
"If Madrid lets him out, it would be with a mandatory purchase option of €40m."
Spurs may be firming as favourites for the Colombia captain now after Ancelotti's sacking last night.
