Aston Villa manager Dean Smith says Jack Grealish will cost a "hell of a lot" even if the club fail to win promotion to the Premier League.
Grealish has been a key player this season for Villa, who will play Derby on Monday in the Championship play-off final.
The midfielder has been a long-term target for Tottenham, and Smith has warned they must be prepared to spend big to sign the 23-year-old.
"He loves Aston Villa and he'll want nothing more than to get promoted with Aston Villa," Smith said. "If we don't go up he'll cost someone a hell of a lot of money if they want to buy him.
"For me he is committed to Aston Villa and we've not even spoken about it otherwise."
